Property information you paste or upload (text, listing links, PDFs and images), the analysis generated from it, and — if you sign in — your email address and account identifier. We do not run advertising trackers or sell data.

Files are stored in managed cloud storage and are read only to extract property facts. Files uploaded before sign-in are held in a private, single-visit folder identified by an unguessable key. Signed-in uploads are stored under your account and are readable only by you.

To produce a report, extracted text and document contents may be sent to AI model providers and web-research services for parsing and summarisation, and public listing or government pages are fetched on your behalf. These providers process the content to return a result and are not permitted to use it for their own purposes.

Saved reports and verification records are protected by row-level security so each row is readable, editable and deletable only by the account that created it. Server-side requests verify ownership before reading any stored file.

Saved reports remain until you delete them from the reports dashboard, which removes the stored analysis. Guest uploads are retained only for operational purposes and are not linked to any account. To request deletion of account data, contact us from your registered email address.

You can use the analyser without creating an account, avoid uploading documents and paste text instead, and delete saved reports at any time.
